I am a Chartered Surveyor with 40 years of experience in real estate and a University lecturer in Real Estate at Sheffield Hallam University. My main focus is high street retail, having worked on rent reviews and lease renewals for many high street multiples across the UK and Ireland. My service has been welcomed by new entrants to the retail market in the UK, to help them understand the complexities of leasing.
If you want advice on any property issue and don't need to employ a surveyor yet, I am happy to give online advice at an introductory rate of only £50 per initial session, (for a limited period normally £200 per hour), with my unique online service. With clients having busy days, I am happy to offer to provide this advice online via Teams, Zoom or Skype during the day, in the evening and at weekends, nearly 24 hours a day 7 days a week. I can normally schedule a meeting within 2/3 hours of contacting me.
Topics that I get asked about are:-
-
Repairing Obligations in leases and dilapidations
-
Rent reviews in Leases - is my rent going up?
-
What happens at the end of a lease?
-
Who is the best commercial agent to use
-
My business rates are too high - can I do anything about them?
-
My landlord has served a schedule of dilapidations - help?
-
I can't afford my rent on my shop - is there anything that I can do?
-
I think I have a break clause in my lease - how do I serve my notice?
-
Planning issues all all types.
-
I am taking a new shop - can you help, I am unsure of the terms I want.
-
I have some land I want to develop
I charge by the hour, but an initial discussion (£50), is maybe all you need - If I need to read leases or give written advice this may take a little longer and may need a few hours of work.
Just drop me an email at chris@mcgarrigle.co.uk and I will get back to you within a few hours.

Business Rates
Business rates are a big topic - there are a lot of cowboy rating consultants out there - I can alert you who is good and who is bad and can save you thousands of pounds. Don't give in to high-pressure sales agents- I have picked up the pieces on many over the years.
Dilapidations
Most leases will expect the tenant to put or keep the property in repair
but the legal interpretation can sometimes be misleading. I have dealt with dilapidation claims worth millions for retail tenants and keep helping you save hundred of thousands of pounds in spurious claims.
Development Potential
All land has got its use, and they are not making any more of it- If you have some land and don't know what to do with it and feel it has some development potential, I can help you navigate the development process and help you guide you down the correct development route or introduce you to a development partner.
